"Florence" cottage settlement
Moscow, Razdory village, Odintsovsky urban district
Description

This prestigious settlement is located in the Odintsovsky urban district, neighbouring the villages of Barvikha and Razdory. The total territory spans approximately 15–16 hectares, of which around 4 hectares are dedicated to public spaces — landscaped streets, manicured lawns, flowering flowerbeds, and decorative fountains. A variety of property formats are available, from detached houses, including those built to individual designs, to modern townhouses. Plot sizes range from approximately 9 to 15 соток (approx. 900–1,500 sqm), while residential floor areas reach up to 1,000 sqm. Facades are finished with ceramic brick and coloured water‑repellent plaster, with many projects featuring floor‑to‑ceiling glazing that fills the interiors with natural light. Utilities are fully centralised: water supply from artesian wells, gas, electricity, heating, sewerage, as well as television, telephony, and high‑speed internet. The land is designated for individual housing construction, offering extensive flexibility for development and property registration.

The settlement's infrastructure has been carefully planned for comfortable living with minimal need to leave the area. On‑site facilities include a shop and a café, children's and sports grounds, tennis courts, a full‑scale sports complex, as well as a beauty salon and hairdresser. A separate guest parking area is provided. In addition, residents can take advantage of the extensive infrastructure of neighbouring Rublyovka — fitness clubs, restaurants, elite schools, and kindergartens. Security is maintained around the clock: a closed, guarded territory with access control at the checkpoint, video surveillance of the perimeter and entrance groups, and security patrols. For added protection, individual remote security monitoring is available for homes.

The settlement's transport accessibility offers an ideal balance of proximity to the capital and convenient routes. Access to the Rublyovo‑Uspenskoye Highway is approximately 5–7 km from the MKAD, allowing for quick journeys into Moscow without lengthy detours through congested city streets. Its location near Barvikha and Razdory provides the advantage of a well‑developed road network and alternative bypass routes. At the same time, the settlement is set back from noisy highways, ensuring peace and quiet, while easy access to the main Rublyovka artery makes daily trips to the centre and back predictable in terms of time and comfortable for all residents.
