1. Premium with a wellness focus

The Luzhniki Sports Complex and the surrounding Khamovniki district are now officially recognized as Moscow’s largest and most uncompromising wellness cluster.

The Luzhniki Collection residential complex is the largest and most conceptually driven de luxe project in this location, focused on health and privacy, developed by the Absolute Investment Group. 2. Club house in the historic center

An iconic example of elite Moscow real estate is the collection of mansions “Ilinka 3/8” — the closest residential complex to the Kremlin in Moscow, located just 160 meters from Red Square.

The project combines 19th-century heritage — three restored mansions that were part of the famous “Warm Trading Rows” designed by architect Alexander Nikitin — with four modern neo-Russian-style mansions designed by the renowned architectural bureau Kleinewelt Architekten. 3. Premium skyscraper in the business district

AURUS Residences is a flagship project by Strana Development and will become the tallest residential skyscraper in Russia and Europe.

The architectural concept was designed by the leading Russian bureau APEX: a transformation of tower geometry from rectangular forms into massive floating cantilevers, a large six-story stylobate, and an intelligent architectural lighting concept creating a “starry sky” effect.

A key feature is the exploitable roof of the stylobate, where at a height of 28–30 meters there will be a 1,500 sq. m infinity pool with a beach area and artificial wave system. Residents will also be surrounded by 5,000 sq. m of preserved UNESCO-protected nature, a children’s cave, an observation deck with hammocks, and barbecue areas with professional grills.

The project includes 1,774 apartments and more than 150 unique layouts (from 31 sq. m studios to trophy penthouses). Prices currently start from approximately 35–38.7 million rubles.

4. Deluxe district on a former industrial site

Life Time is a luxury premium district by Sminex, located in Presnya (Central Administrative District, Sergey Makeev Street) as part of a large-scale redevelopment of a former industrial area.

The concept was designed by the renowned architectural bureau Tsimailo Lyashenko & Partners. The façades of the elegant towers are made of ultra-transparent glass and brass, making the buildings appear to “dissolve into the sky.” The 1.8-hectare landscaped territory will feature a year-round courtyard park with artificial ponds, a natural stream, a dry fountain, workout areas, and secluded “green offices” with built-in lounge furniture.

The complex will include a separate building with resident facilities:

-Fit Lab: a premium fitness club with a 25-meter swimming pool, spa area, sauna, and hammam

-Friend’s Lab: a two-level social lounge with an open terrace for meetings and work

5. Restoration of a historic building

A rare but highly valuable format. Quartier d’Or (“Golden Quarter”) by RARITECO is an ultra-premium boutique complex under construction in Zamoskvorechye (Central Administrative District). The project integrates and restores the historical appearance and elements of the surrounding ensemble of old Moscow estates, recreating the atmosphere of classic French residences (Art de Vivre style). It consists of three low-rise buildings with only 70 apartments.

The façades are clad in rare natural Portuguese limestone in the elegant Beige Royal shade with quartz inclusions, creating a soft shimmering effect in sunlight. Decorative wrought iron elements and French balconies are handcrafted based on French artists’ designs. The 1-hectare private courtyard will feature a landscaped park with a cascading waterfall, a decorative green pyramid, rare plant species, and art objects.

Located at: Bolshaya Tatarskaya Street, plot 21 / Ozerkovsky Lane, just 1 km from the Kremlin and within walking distance of the Tretyakov Gallery.

Price range: 1,750,000–1,800,000 RUB per sq. m.

6. Villas with private territory

Cameo Moscow Villas is a unique and extremely rare project in central Moscow consisting exclusively of six standalone urban de luxe villas. The project is fully completed and delivered.

Designed by Tsimailo Lyashenko & Partners, the façades are clad in light Jurassic marble, while large 3.76-meter arched windows give the villas the feel of Tuscan country residences. Each villa (approx. 300–450 sq. m) includes a private front garden hidden from the lane and a spacious rooftop terrace for barbecues.

Prices range from 450 to 850 million rubles.

Due to the rarity of this format, another unique project should also be noted — the “Urban Estate in Orlovo-Davydovsky” (Orlovo-Davydovsky Lane, plot 2A) by Sminex.

The gated estate includes four historic buildings with a total area of 4,700 sq. m, connected by a single underground gallery: a main residence (2,218 sq. m, 4 floors, private elevator, ceilings up to 5.5 m, spa area with pool), a reception house (1,218 sq. m), a guest house (707 sq. m), and staff house (561 sq. m). The façades feature restored icons of Saints Olga and Panteleimon made of gold smalt from Murano.

7. Club house on the embankment

The Moscow River embankments are an irreplaceable asset. The Badaevsky residential complex by Capital Group is arguably the most avant-garde and widely discussed de luxe project on the Moscow River.

Designed by Swiss architecture bureau Herzog & de Meuron, the concept is based on redeveloping the former Badaevsky brewery site and literally “lifting apartments into the air.” The residential blocks are elevated 35 meters above ground on 189 slender steel columns. D’ORO MILLE is a premium club house named after its location in the historic Dorogomilovo district. It is a striking example of author-driven neoclassical architecture, blending Italian neo-imperialism and Spanish neomodernism.

The façade features 343 white arches — the defining architectural element of the 14-story building.

The landscape design of the private territory is created by one of Russia’s leading studios, Wowhaus. A green oasis located just five minutes from Kievskaya.

9. Family club house in the inner city area

The “Frunzenskaya Embankment” residential park-city by Sminex is considered the absolute benchmark of a family-oriented club house in a central location.

Key features:

-Private 3.1-hectare park: 70% of the territory is dedicated to a closed landscaped park with century-old pines, flower beds, water features, and terraces by the water. Children can safely spend time outdoors, fully isolated from city noise and traffic.

The architectural concept is based on careful preservation and restoration of the original 19th-century brick façade, integrated into a modern monolithic structure. New construction uses hand-molded clinker brick and brass.

The project includes a quiet, enclosed landscaped courtyard with ornamental grasses, shrubs, and lounge zones.

The seven-story building contains only 46 residences, with 2–4 apartments per floor.

Average price per square meter is around 2.2–2.5 million rubles.
